02Why it keeps coming back
Open homes are staged for exactly this reason. Fresh paint over rippled plaster. Storage stacked against a wall you'd otherwise tap. A garden bed built up over the slab edge that quietly bypasses the builder's original barrier. Nothing dishonest has to happen for you to miss it; you just can't inspect a sub-floor and a roof void in fifteen minutes on a Saturday with thirty other people in the hallway.
03How we solve it
We can. A full timber pest inspection to AS 4349.3 - interior, roof void, sub-floor, perimeter, fence lines and trees within 30 metres, with thermal imaging and moisture readings on anything suspect. Then a photographic report in plain English the same day, so you have it inside your cooling-off period and can use it to walk away, renegotiate, or buy with confidence.
