The problem we solve

Most owners find termites the expensive way

Common question

How does a termite inspection work, and what happens if termites are found?

A licensed technician inspects the interior, roof void, sub-floor, perimeter, fences and trees within 30 metres using thermal imaging and moisture meters, to AS 3660.2 and AS 4349.3. You get a photographic report the same day. If activity is found, we quote a chemical soil barrier or baiting system and eliminate the colony, not just the termites you can see.

01

What you notice

It usually starts with something small. A door that suddenly sticks. A skirting board that sounds hollow when the vacuum hits it. A little rippling in the paint near the laundry. By the time a Sydney homeowner calls us, the colony has often been feeding inside the wall for months - quietly, 24 hours a day, on the one asset that isn't insured against it.

02

Why it keeps coming back

That's the part that hurts. Standard home and contents policies exclude termite damage, so the repair bill lands entirely on you. Timber pests cause more damage to Australian homes every year than fire and flood combined, and the homes that get hit hardest are rarely neglected ones. They're normal, well-kept houses where nobody looked behind the plasterboard.

03

How we solve it

So we look. Properly. Thermal imaging and moisture readings across the interior, roof void, sub-floor, perimeter, fence lines and every tree within 30 metres, then a photographic report in plain English the same day. If there's nothing there, you get proof and a list of the conditions making your place attractive. If there is, we show you the activity on site, explain whether a chemical barrier or a baiting system suits your build, and eliminate the colony at the source.

That's the difference in a sentence: We don't do Band Aid Jobs, We Solve Them!

A same-day photographic report

Written in plain English, with photos of what we found and where - usable for banks, buyers and insurers.

A colony eliminated, not disturbed

Baiting or a full soil barrier chosen for your slab, sub-floor and landscaping, installed to AS 3660 and recorded in the meter box.

A risk list you can actually action

Garden beds over the slab edge, covered weep holes, irrigation against the perimeter - the conducive conditions that let them back in.

A schedule that keeps you covered

Annual re-inspection, warranty maintained, and a technician who already knows your property.

How much does a termite inspection cost in Sydney?

We quote every inspection individually and confirm the fixed price before we book - no callout fee on standard-hours bookings. Treatment is quoted separately after inspection because the cost depends on perimeter metres, construction type and whether baiting or a barrier is correct for your build.

What the job involves

Done
properly, once

No shortcuts. We treat the source, not the symptom, and every step is documented so you know exactly what you paid for.

  • 01

Termites cause more damage to Australian homes than fire and flood combined, and most policies won't cover it. We carry out AS 3660 timber pest inspections using thermal imaging and moisture meters, then report exactly what we found, with photos, not guesswork.

  • 02

Where activity is confirmed we install in-ground and above-ground baiting stations or a full chemical soil barrier, depending on the construction of your home. Every treatment is documented and warranted.

Our method

How we handle termite inspections & treatment

We don't do Band Aid Jobs, We Solve Them!

  1. 01

    Full property inspection

Interior, roof void, sub-floor, perimeter, garden structures, fences and trees, using thermal imaging and moisture readings on any suspect area.

  2. 02

    Identify and report

We identify the species, map the activity and the entry route, then walk you through the findings on site before we leave.

  3. 03

    Recommend the right system

Chemical soil barrier, in-ground baiting or above-ground stations, chosen for your build type, slab, sub-floor and landscaping - not a one-size template.

  4. 04

    Install and document

The system is installed to AS 3660.1/3660.2, recorded with a durable notice in the meter box, and warranted.

  5. 05

    Monitor and re-check

Baiting systems are monitored on a set cycle until the colony is eliminated, then the property moves to an annual inspection schedule.

Why it's different out here

The Camden and Macarthur corridor sits on reactive clay soils with high subterranean termite pressure, and Coptotermes acinaciformis - Australia's most destructive termite - is well established through South West Sydney. Newer slab-on-ground estates in Spring Farm and Mount Annan are especially exposed: garden beds built up over the slab edge, weep holes covered by soil or mulch, and irrigation against the perimeter all give termites concealed access that bypasses the builder's original barrier.

Call 0450 105 702
01How often should a Narellan home be inspected for termites?

At least once every 12 months, which is the minimum interval recommended in AS 3660.2. Homes in Mount Annan, Spring Farm and Elderslie backing onto bushland, creek lines or reactive clay soils are better served every six months.

02How do you price a termite inspection in South West Sydney?

We quote every inspection individually and confirm the fixed price before booking. Treatment is quoted separately after the inspection, because the cost depends on the linear metres of perimeter, the construction type and whether baiting or a chemical barrier is the correct system. Request a free quote and we'll come back to you the same day.

03Will you know straight away if I have termites?

Yes. We walk you through the findings on site before we leave and show you the photos, then email the full report the same day.

04Does home insurance cover termite damage?

Almost never. Standard Australian home and contents policies exclude damage caused by termites and other timber pests, which is why an annual inspection is the only practical protection.

05Chemical barrier or termite baiting - which is better?

It depends on the building. A chemical soil barrier suits properties where a continuous trench or drill-and-inject line can be completed around the full perimeter. Baiting suits homes with paving, decking, sub-floors or landscaping that break the treated zone, and it eliminates the colony rather than just excluding it. We recommend the system that suits your build after inspecting it.

06Can I just spray the termites myself?

No - and it usually makes things worse. Disturbing or spraying a termite lead causes the workers to abandon that route and re-enter elsewhere in the building, which makes the colony harder to find and treat. Leave the activity untouched and call us.

07How long does a termite treatment last?

A correctly installed chemical soil barrier typically provides several years of protection depending on the product and soil conditions, and baiting systems remain in service while monitored. Both require an annual inspection to keep the warranty valid.

08Are you licensed to do termite work in NSW?

Yes. Termite and timber pest work in NSW is prescribed work under the Pesticides Regulation 2017 and requires an NSW EPA pest management technician licence. We hold current licensing and public liability insurance, and we'll show you both before we start.
